Common Closing Costs for Florida Buyers, Explained
The usual line items
While every transaction differs, Florida buyers financing a purchase commonly see: documentary stamp tax on the promissory note, intangible tax on the mortgage, recording fees for the deed and mortgage, a lender’s title-insurance policy, lender fees, and prepaid items such as insurance and taxes. Cash buyers avoid the loan-related charges entirely.
Who pays for what is a matter of contract
Florida law does not dictate which party pays most closing costs — the purchase contract does. Local custom varies by county (in many Central Florida counties the seller customarily pays for the owner’s title policy, but this is negotiable), so the contract terms control. This is one of the practical reasons to have the contract reviewed before signing.
