How it generally works
Contract review — the firm reviews the executed contract and opens the file.
Title work — title is examined and any defects or requirements are identified.
Preparation — closing documents and the settlement statement are prepared and coordinated with the lender, agents, and parties.
Closing — the transaction closes in person or, where available, by remote online notarization, and the title policy is issued.
Frequently asked questions
What is title insurance?
Title insurance protects against covered defects in a property’s title — such as certain liens, recording errors, or claims by third parties — that existed before the policy was issued. An owner’s policy protects the buyer’s interest; a lender’s policy protects the lender.
Why close with an attorney instead of a title company?
Florida does not require an attorney at closing, but an attorney-handled closing means legal questions that arise — contract terms, title defects, survey issues — can be addressed by the same office handling the file, rather than referred out.
